Meadow Bank – what you need to know

If you’re thinking of buying a property in the Meadow Bank development there are a few things you need to know that Kier probably won’t tell you. Please remember to to check out the links we’ve given you to the Local Planning Authority and HS2 websites.

Further development near Meadow Bank

The local planning authority (LPA) has confirmed to us that a 17 hectare site adjoining the Kier development was put forward in response to a ‘call for sites’ during summer 2017. We do not know whether the site was nominated by the landowner or by a developer.

The borough of Newcastle-under-Lyme and city of Stoke-on-Trent are currently preparing a Joint Local Plan (JLP), adoption expected in spring 2020. In this connection we expect that an assessment of the above site will be published in the new year, when the next stage of public consultation on the JLP is scheduled to take place. At that stage we expect also to have a clearer picture of the LPA’s intentions for housing development in the rural areas of Newcastle-under-Lyme.

Further information on the JLP is available here:

HS2 construction around Baldwins Gate

You also need to be aware that the HS2 Phase 2a (West Midlands to Crewe) railway is planned to cut through Whitmore parish, the expected construction period being 2020 to 2027. This will involve major engineering works and structural implants, including on the A53 between Whitmore village and Baldwins Gate, where the level of the A53 is planned to be raised by up to 7 metres and an overbridge will be constructed at the top of the hill between Whitmore village and Baldwins Gate. On top of this, the A53 is slated to be a major construction traffic route and a (temporary) roundabout will be installed to the west of Whitmore village to facilitate access to the construction site and compounds. Construction traffic will also be using important minor roads in the area. There will be a number of construction compounds and transit nodes to the north-west, north and east of Baldwins Gate.

You can find further information on HS2 Phase 2a online. We are in the Whitmore to Madeley area, Community Area 4. Search for ‘HS2 Phase 2a CA4’ to retrieve information, including environmental reports and maps.
